30年期固定房貸利率升至5.12%

在Fed新的救助計畫出來前, 市場30年期的固定房貸利率曾降至4.96%. 但上週依據房地美的一份報告顯示, 此利率目前又升回至5.12% . 15年期房貸利率同樣由4.68%升高至4.8%.

上週4.96%的利率達1971年來開始追蹤此紀錄來之新低.

FTN Financial 之經濟學家Christopher Low 表示: 房貸利率的回升主要來自, 預期Fed購入抵押擔保證券計畫可能有一些幫助, 但銀行低弱的貸放意願對市場仍存在相當之阻礙.

The average U.S. rate on a 30-year fixed mortgage rose this week as government data showed the housing recession intensified.

The rate rose to 5.12 percent from 4.96 percent a week earlier, Freddie Mac said in a report today. Last week's number was the lowest since the McLean, Virginia-based mortgage buyer began keeping records in 1971. The average rate for a 15-year mortgage rose to 4.8 percent from 4.65 percent.

``The move to 4.96 was driven by anticipation of the Fed's new program to buy mortgage assets,'' said Christopher Low, chief economist at FTN Financial in New York. ``The move back above 5 this week is an indication that while the Fed's program is helpful it is still very difficult to securitize mortgages and for that reason banks are still discouraging homebuyers to a certain extent.''

The Federal Reserve began buying mortgage-backed securities from Fannie Mae, Freddie Mac, and the Federal Home Loan Bank on Jan. 5 as part of a $500 billion program to encourage lenders to cut rates. Still, strict lending standards for home loans, rising unemployment and consumer concern over falling home prices is blunting the benefits of lower mortgage rates.
