12月成屋銷量簽約指數上升6.3%

成屋銷量簽約指數可視為房市的其中一個領先觀查指標, 12月份為87.7較上月82.5上升6.3%, 較去年同期85.9上升2.1%.

此數字的上升主要來自房價及房貸利率的下降. 另外亦來自可房價負擔能力指數(NAR’s Housing Affordability index)的上升. 該指數12月上升10.9%至158.8

The Pending Home Sales Index, a forward‐looking indicator based on contracts signed in December, rose 6.3 percent to 87.7 from an upwardly revised reading of 82.5 in November, and is 2.1 percent higher than December 2007 when it was 85.9.
NAR’s Housing Affordability index rose 10.9 percent in December to 158.8, the highest on record.

However, housing activity remains weak compared with potential demand, and the market is fragile given the economic backdrop.

note 1:The Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing.

note 2:The Housing Affordability Index is a relative index where a value of 100 means that a family with the median income has exactly enough income to qualify for amortgage on a median‐priced existing single‐family home. The higher the index, the greater housing affordability.The calculation assumes a downpayment of 20 percent and a qualifying ratio of 25 percent of gross income for mortgage principle and interest payments.
